AI Real Estate Photo Editing and Virtual Staging from One Listing Photo

VdoBloom’s AI real estate photo editor turns one property photo into listing-ready images. It has two modes. Listing packs make four images per pack across six looks: Bright Day Exterior, Twilight Magic, Sky Replacement, HDR Premium, Lifestyle Touches and Virtual Staging (Beta). Room Restyle redesigns a room in one of nine interior styles, swaps paint or materials, declutters, redesigns a garden, or turns a 2D floor plan into a 3D render.

Is it free? New accounts get 10 free credits, enough for two edited images. Each image costs 5 credits, so one pack of four images is 20 credits, the default three packs (12 images) are 60 credits, and all six packs (24 images) are 120 credits. Room Restyle is 5 credits per image. Credits come from a one-time pack, such as Lite at 300 credits for $19.50, and one-time credits never expire.

Architectural geometry is locked in every edit: walls, windows, doors, ceiling height, floor lines and built-in fixtures stay as photographed, and only lighting, sky, staging or decor change. The tool is built for real estate agents preparing MLS and portal listings, Airbnb and short-term rental hosts, listing photographers who want to offer twilight and staging edits, and homeowners selling on their own.

How it works

  1. 1

    Choose a mode

Listing packs for lighting, sky, HDR and staging edits, or Room Restyle for a new interior style, paint change, declutter, garden redesign or floor-plan render.

  2. 2

    Upload a property photo

Interior or exterior. A straight, level, well-lit shot works best. For Room Restyle you can also upload a garden photo or a clean floor-plan image.

  3. 3

    Pick packs or a task

Select one or more packs and an aspect ratio (4:3 for most MLS listings, 3:2, 16:9 or square), or pick a Room Restyle task and style. Add optional notes such as "keep the grey sofa".

  4. 4

    Generate and review

Each pack returns four variations. Compare every result with the original photo and keep the ones that still represent the property accurately.

  5. 5

    Download and publish

Download the images for your MLS, Zillow, Airbnb or agency listing, label staged or edited photos where your local rules require it, or animate a still into a short clip.

Why use this tool

  • Geometry stays locked

Every prompt instructs the model to keep wall positions, window placements, door openings, ceiling height and fixtures identical to your photo.

  • Day-to-dusk twilight

Twilight Magic turns a daytime shot into a dusk scene with a blue-to-orange sky and warm light glowing through every window.

  • Sky replacement and bright day

Replace a grey or blown-out sky with clear blue and clouds, with light on the facade matched to the new sky direction.

  • HDR-style interiors

Lift dark shadows, recover bright windows and enrich colour without moving any furniture.

  • Virtual staging and restyling

Furnish an empty room with furniture that suits the room type, or redesign a furnished room in Scandinavian, Japandi, industrial, boho and five more styles.

  • Declutter, repaint and floor plans

Remove loose clutter while keeping the furniture, try new wall colours or floors, redesign a yard, or render a floor plan in 3D.

Which real estate photo edit should you use?

Pick the edit by the problem in the photo. Listing packs run on Nano Banana Edit and return four variations each; Room Restyle runs on GPT Image 2.5 Precision at 2K and returns one image per run.

How AI virtual staging works here

Virtual staging adds furniture to a photo of an empty room so buyers can picture the space lived in. Upload the vacant room and select the Virtual Staging pack. The AI reads the room type and furnishes it to match: a sofa, coffee table, rug and floor lamp for a living room; a bed, nightstands and lamps for a bedroom; a table and chairs for a dining room; a desk, chair and bookshelf for a home office. The style is modern Scandinavian or contemporary mid-century in neutral tones, scaled to the room and casting shadows that match the existing light.

The pack is marked Beta because a general image model, while good, does not always place furniture as precisely as a dedicated staging service. Review each of the four variations and keep the most believable one. If you want a specific look for a room that already has furniture, use Room Restyle instead and pick Scandinavian, Japandi, modern minimal, industrial, boho, mid-century, coastal, Indian contemporary or luxury classic.

Twilight, sky replacement and HDR edits

Twilight exteriors are a staple of premium listings because the warm window glow stands out in search results. Twilight Magic changes only the sky, the time of day and the lighting, turning on every interior light in a warm amber tone. Sky Replacement swaps the sky for deep blue with soft clouds and keeps the ground, plants and facade identical. Bright Day Exterior goes further for overcast shoots, adding sunlight, crisp shadows and greener grass.

HDR Premium is for interiors shot without bracketing: it brightens shadows, recovers window detail and adds natural colour while every piece of furniture stays in place. Lifestyle Touches then adds small props such as a coffee mug, books, a vase of greenery or a throw, on surfaces that already exist.

Disclosure and honest listings

Many MLSs, portals and local regulators require virtually staged or digitally altered listing photos to be labelled, and buyers expect the photos to match the property they visit. Rules differ by market, so check the ones that apply to your listing.

  • Keep the unedited original of every photo you change.
  • Label staged or heavily edited images, for example "virtually staged", where required.
  • Use edits to show light, sky, style and possibility. Do not use them to hide damage, remove permanent features or change the view.
  • Compare every result with the original before publishing; discard any image where a window, door or fixture moved.

Tips for best results

Better input photos give better edits, and the same habits that make a good listing photo apply here.

  • Shoot with the camera level so vertical lines stay straight; avoid fisheye lenses.
  • Use daylight and turn on room lights; very dark or blurry photos limit what HDR can recover.
  • One room per photo, shot from a corner or doorway, works best for staging and restyling.
  • Use exterior shots for Twilight, Sky Replacement and Bright Day; use interiors for HDR and staging.
  • Empty the room as much as possible before using Virtual Staging.
  • In Room Restyle, use the notes field to keep items, for example "keep the grey sofa", or to describe a paint change like "sage green walls, light oak floor".
  • Choose 4:3 for most MLS listings, 16:9 for wide portal banners and square for social posts.

What the AI real estate editor does not do

These limits are worth knowing before a client shoot.

  • One photo per run. There is no batch upload that edits a whole shoot in one go yet.
  • The Virtual Staging pack uses a fixed neutral modern style; for other styles use Room Restyle on a furnished room.
  • Declutter removes loose items such as clothes, papers, cables and boxes, but it does not empty a room of furniture.
  • There is no click-to-remove object tool, lens or perspective correction, or lawn-only repair.
  • It will not move walls, add rooms or change the structure, by design.
  • Small details can drift in any AI edit. Always review results; for larger prints, run the final image through the AI Image Upscaler.

Turn edited photos into a listing video

Once your photos are ready, the AI Real Estate Video tool turns up to ten listing photos into a short property tour, and any single edited image can be animated into a clip from the result panel. Both are useful for Instagram, Reels and portal video slots.

Frequently asked questions

What is AI real estate photo editing?

AI real estate photo editing uses an image model to apply listing edits that used to need a retoucher: sky replacement, day-to-dusk twilight, HDR-style brightening, virtual staging and decluttering. VdoBloom applies these to one uploaded photo while keeping the walls, windows and room layout as photographed.

Is the AI real estate photo editor free?

You can try it free with the 10 credits every new account gets, which covers two edited images. After that each image costs 5 credits. The Lite pack is 300 credits for $19.50 as a one-time purchase, and one-time credits never expire.

How much does it cost per photo?

Each edited image is 5 credits. A listing pack makes four variations for 20 credits, the default three packs make 12 images for 60 credits, and all six packs make 24 images for 120 credits. A Room Restyle edit is one image for 5 credits.

What is virtual staging AI and how good is it here?

Virtual staging AI adds furniture to a photo of an empty room. VdoBloom’s Virtual Staging pack furnishes living rooms, bedrooms, dining rooms and home offices in a neutral modern style, scaled to the room with matching shadows. It is marked Beta, so review the four variations and keep the most believable one.

Does the AI change walls, windows or the room layout?

It is instructed not to. Every edit keeps wall positions, windows, doors, ceiling height, floor lines and built-in fixtures identical to the original; only lighting, sky, staging or decor change. Compare results with your original and discard any image where something structural moved.

What is a twilight photo transform?

A twilight transform turns a daytime exterior into a dusk shot with a deep blue and orange sky and warm light glowing through the windows. Twilight Magic does this from a normal daytime photo, so you get the premium look without returning for a sunset shoot.

Can it remove clutter or furniture from a photo?

Room Restyle’s Declutter task removes loose clutter such as clothes, papers, bags, cables, dishes and boxes, and keeps every piece of furniture in place. It does not empty a furnished room. To replace the furniture with a new look, use the Restyle room task instead.

Do I need to disclose virtually staged photos?

In many markets, yes. MLS rules, portals and local regulators often require virtually staged or altered photos to be labelled. Rules vary, so check yours, keep the unedited originals, and never use edits to hide defects or permanent features.

What aspect ratio should I use for MLS or Zillow?

The listing packs offer 4:3, which suits most MLS listings, plus 3:2 for a DSLR-style frame, 16:9 for wide banners and 1:1 for Instagram. Check your portal’s current photo guidelines; the image keeps the original room geometry whichever ratio you choose.

Can it turn a floor plan into a 3D image?

Yes. In Room Restyle choose Floor plan to 3D and upload a clean 2D plan. The AI renders a furnished isometric 3D cutaway with every room, wall, door and window in the same position as the plan, in the interior style you pick, for 5 credits.
